Three-phase, discrimination and capacity

Many commercial units are on a three-phase supply. That brings load balancing across phases, discrimination between upstream and downstream protective devices, and correct selection for motor and inductive loads into the design, none of which apply in a typical house.

Discrimination in particular is what stops a fault on one small circuit tripping the main incomer and shutting the entire premises. Where we find a board without it, we say so and price the fix.

Inspection, sampling and access

Commercial periodic inspection usually proceeds on an agreed sampling basis, because full isolation of a trading premises circuit by circuit is rarely practical during the day. The extent of sampling is agreed in writing before the visit and recorded on the report.

Where full testing is required, we schedule it for evenings, weekends or closed periods. Reports are issued promptly with coded observations explained plainly and any remedial work quoted separately.

Residential and commercial differences

Domestic work is notifiable under Part P; commercial work is not, but is still designed, installed, inspected and certified to BS 7671, and sits under the Electricity at Work Regulations from a duty-holder perspective.

The practical differences are scale, supply type, documentation expectations and access. The standard of the installation work itself is identical, the same tester, the same regulations, the same one year guarantee.
